What it is like to live here

Leiper's Fork is a crossroads village in western Williamson County with no city government; the county handles planning and zoning. I live in Franklin, and Leiper's Fork is a short drive west that feels like open country.

The village center runs along Old Hillsboro Road. Fox and Locke anchors it: the store opened in 1947, ran as Puckett's for decades, and took back its original name in 2022, with live music several nights a week. Leiper's Fork Distillery pours in a restored 1829 log home, and a handful of galleries sit within a short walk of each other.

The village and its creek take their name from the Leiper family; accounts credit either Hugh Leiper, a pioneer surveyor, or James Leiper.

Land and setting

The Natchez Trace Parkway runs 444 miles through Tennessee, Alabama, and Mississippi, and the village sits just off Milepost 428. The Garrison Creek trailhead nearby begins a 20 mile section of the Natchez Trace Trail. The section of the parkway at the double arch bridge on Highway 96 closed on April 15, 2026 for a safety project and is expected to reopen in spring 2027.

The historic core is on the National Register, with Queen Anne and Craftsman buildings. Outside the village, land falls under county rural zoning, and lot size rules depend on the district. Confirm zoning with the Williamson County Planning Department, and check water, sewer, and septic for any property.

Schools

Williamson County Schools serves Leiper's Fork. Hillsboro School, a kindergarten through grade 8 school on Pinewood Road, began as a private school in the Leiper's Fork community, and its graduates continue to Independence High. For 2025 to 2026, the district posted 73.9 percent proficiency across all TCAP subjects, the highest overall rate of any district in Tennessee.

School zoning is set by address, so confirm it with the district for any specific home.

Leiper's Fork is outside any city, so homes pay the Williamson County rate of $1.30 per $100 of assessed value for 2026, adopted June 18, 2026. Tennessee assesses homes at 25 percent of appraised value.

Qualifying acreage may fit Tennessee's greenbelt program under the Agricultural, Forest and Open Space Land Act of 1976. Agricultural and forest land need at least 15 acres; open space land needs at least 3 acres and a planning commission designation. Rollback taxes apply if land leaves the program, and the county assessor handles applications.
