What it is like to live here
Belle Meade is a place shaped by its own rules. The city incorporated in 1938 to control its own zoning and planning, and its first act was a zoning ordinance that kept out apartments and commercial uses. That decision still shapes the streets.
Belle Meade is a satellite city. It sits inside Davidson County and pays into Metro Nashville, while keeping its own government, planning staff, and code.
Streets and setting
Belle Meade Boulevard is the main spine. It was laid out in 1913 with a wide center median first planned for a streetcar, and it lines up with the entrance to Percy Warner Park, marked by stone gates and limestone steps from the 1930s.
Percy Warner and Edwin Warner Parks together cover more than 3,100 acres of forest and field, with park land first donated in 1926. The Belle Meade plantation, founded by John Harding in 1807 and later known for thoroughbred breeding, is now the Belle Meade Historic Site and Winery; its mansion dates to 1853. Its history includes the enslaved people who worked the land.
Zoning sets the scale. Minimum lot sizes run from under half an acre to more than four acres depending on the district, with deep front setbacks. Exterior changes in the conservation overlay go before the city's Historic Zoning Commission, so check with the city before planning any project.
Schools
Metro Nashville Public Schools serves Belle Meade addresses. School zoning is set by address, so confirm it with the district for any specific home.
Several long established independent schools are close by, including Montgomery Bell Academy on Harding Road, Harpeth Hall on Hobbs Road, and Ensworth.
