What it is like to live here
Brentwood sits about 10 miles south of downtown Nashville, with Interstate 65 running through the city and exits at Concord Road and Old Hickory Boulevard. Most drives into downtown Nashville take 15 to 20 minutes, depending on traffic.
The city is mostly residential by design. About 90 percent of its land is zoned residential, and the zoning code holds overall residential density to one home per acre. Minimum lots run one acre in the R2 district, two acres in R1, and three acres in AR.
Open land is part of daily life. Marcella Vivrette Smith Park covers about 400 acres on Wilson Pike, with more than six miles of trails and Ravenswood Mansion, built in 1825. Crockett Park has athletic fields, lighted tennis courts, and the Eddy Arnold Amphitheater. Owl's Hill Nature Sanctuary covers roughly 300 acres.
History shows up in small places too. Boiling Spring Academy, a one room schoolhouse from 1830, opens to the public on the first Sunday of each month from June through October.
Areas within Brentwood
- Maryland Farms. The office district at the north end of the city, developed beginning in the 1970s, with corporate offices, banks, and medical practices.
- Concord Road and Wilson Pike. Established and newer subdivisions on larger lots, close to Smith Park and the library.
- Granny White Pike and Murray Lane. Wooded streets on the west side, near Granny White Park and Brentwood High.
Lot sizes and home styles change from one subdivision to the next, so check the zoning and plat for any home you are considering.
Schools
Williamson County Schools serves Brentwood. The two public high schools in the city are Brentwood High on Murray Lane and Ravenwood High on Wilson Pike. For 2025 to 2026, the district posted 73.9 percent proficiency across all TCAP subjects, the highest overall rate of any district in Tennessee.
